Our Story

A Brief History

Winding River was founded in the mid-1990s by developer Bluegreen as a vision for a coastal community with natural beauty, championship golf, and welcoming neighborhoods. The first residents arrived in 1998. In the years that followed, River House Marina, Beach House, Property Owners Club, and walking trails took shape, laying the community's foundation.

A defining milestone came in 2003, when owners took over the Property Owners Association, shifting from developer-led to owner-led governance. This led to a new Property Owners Clubhouse, opened in January 2008, with the original building repurposed as the fitness center.

A Variety of Home Styles and Neighborhoods

Today, the Winding River Plantation Property Owners Association (WRPOA) oversees approximately 1000 acres that include single-family homes, condominiums, townhomes, and common areas. Winding River includes a variety of neighborhoods, along with subassociations for its condominium and townhome communities. All property owners have access to Winding River's amenities and community programs.

Single-Family Homes

Condominiums and Townhomes

Owners of these properties are members of the Winding River Plantation Property Owners Association, in addition to their subassociation HOA, and are therefore entitled to use all Winding River amenities. The HOAs each have a board of directors who are volunteers with a vested interest in maintaining the condition and appearance of the grounds and building exteriors. Landscaping and preventative maintenance of the buildings are also high priorities.

Clear Water Place

Clear Water Place has seven buildings with a total of fifty individual condo units. Clear Water Place is located across from Carolina National Golf Course and adjacent to Winding River's swimming pool, Property Owners Clubhouse, fitness center and tennis/pickleball courts.

Sandy Creek Village

Townhomes

The eighteen townhomes of Sandy Creek were constructed by local builder Cameron Smith and reflect the high-quality workmanship and attention to detail that he is known for in Brunswick County. The “Village” is located just off Zion Hill Road and backs up to a private, natural buffer area and creek.

Floor plans range from three to four bedrooms and two to three-and-a-half baths. All townhomes have fireplaces and outside porches and many also have screened decks. Every townhome has its own multi-car garage. Many owners choose to buy in the “Village” for the convenience of townhouse living and exterior maintenance provided through the Homeowners Association (HOA).
